This is the home Spain actually wants, and the price it's willing to pay
New pisos.com data reveals the exact type of property driving the housing search, and why it's pushing prices up
If you've ever wondered whether there's a "typical" dream home in Spain, the answer is yes, and it's remarkably consistent. According to new analysis from the property portal pisos.com, 38.2% of all housing searches in Spain are for three bedroom properties, making it comfortably the most sought after option. Two bedroom homes come next at 20.3%, followed by four bedroom properties, those with more than four bedrooms and one bedroom flats trailing behind.Strip out the searches where buyers didn't specify a bedroom count, and the picture sharpens further. Nearly 47% of all expressed demand, almost one in every two filters applied, is for a three bedroom home.
That consistency is exactly what's driving prices up, according to Ferran Font, spokesperson and director of studies at pisos.com. "We are facing a market with extraordinarily homogeneous demand compared to a residential stock that is indeed heterogeneous, and that is where a significant part of the price pressure originates," he explains. In practical terms, when budgets are tight, bedroom count is often the first thing buyers compromise on, choosing a smaller home over giving up on the area or price range they want.
This demand squeeze isn't happening in isolation either. Resale property prices in Spain have been climbing 74% faster than new builds over the past year, up 12.9% compared with 7.4% for new construction, largely because Spain simply isn't building enough new homes to keep up with demand.
Regionally, Catalonia leads the way for three bedroom searches at 42.4%, followed by Madrid, Castile and León, Murcia and the Valencian Community, all of which sit above the national average. As Font puts it, this shows the format works as a benchmark "both in high-pressure metropolitan markets and in inland areas with significantly lower prices."
On price, the pattern is just as clear. More than 37% of searches fall between €100,000 and €200,000, by far the most popular bracket, with a further 20.6% looking between €50,000 and €100,000. Altogether, over 91% of all searches sit below €350,000. At the very top end, searches above €1 million remain a niche pursuit, with 17 provinces recording none at all. "When an entire province doesn't generate over a million searches, it's because nobody is looking for that product there, not because it doesn't exist," Font notes, adding that wealthy buyers tend to stick to a short, unchanging list of four or five favoured destinations.
None of this is happening against a backdrop of falling prices either. Property values across Spain have risen 36.3% over the past three years, nearly three times faster than the 12.3% rise in wages over the same period, making it harder than ever for buyers to close the gap between what they earn and what a home now costs.
